When it comes to selling your home, pricing is everything. Set it too high, and your house may sit on the market for months. Too low, and you could lose thousands. So, how do you price to sell fast and for top dollar? Here’s the game plan.

First, listen to the market. What you paid for your home or what you think or hope it’s worth doesn’t matter. The value is determined by what buyers are willing to pay today. Look at comparable homes in your neighborhood that have recently sold and those currently on the market. Buyers will flock to your competition if your price is out of line.

Avoid the biggest mistake—overpricing. It may sound tempting to start high and “leave room to negotiate,” but you could scare off potential buyers.
